Building: A large distribution unit 250,000 sq ft on the outskirts of a major UK city

Brief: Due to relocation our client was faced with a £5.7 million dilapidation claim from their landlord. Walker Wood Limited was instructed to provide advice regarding the extent of the claim and to negotiate where possible.

Project Summary

Detailed advice was provided that included obtaining a history of the building, details of previous uses, planning permissions and architectural drawings.  As a result of our dilapidations expertise, understanding of case law and negotiating skills we were able to reduce the claim by over 70% saving £4 million.

Following settlement of the dilapidation claim, a Schedule of Condition was completed on behalf of the client in order to limit any future liability whilst the tenant remained in occupation.
